The Department oversees all aspects relating to both short-range and long-range planning, zoning, subdivision regulations, and land development in Collier Township. The department is focused on efficiently and effectively assisting residents, businesses, and developers through a fair and objective development review and approval process, as governed by the Township’s code. The department acts as Liaison to the Townships Planning Commission.

This department also processes all requests for variances and special exceptions and acts as the Liaison to the Townships Zoning Hearing Board.


Minor Subdivision

The consolidation, re-subdivision, or re-platting of no more than three lots, including the residual lot or parcel, if any, all of which have frontage on a public street.

Major Subdivision

All subdivisions which propose four or more lots and all subdivisions which propose the construction or improvement of a public street, regardless of the number of lots proposed.

Land Development

The improvement of one lot for one multifamily residential building or a group of two or more residential or nonresidential buildings:

  • Less than 20,000 square feet in area – Minor Land Development
  • Over 20,000 square feet in area – Major Land Development

The improvement of one lot for one nonresidential building, regardless of the number of tenants:

  • Less than 10,000 square feet – Minor Land Development
  • Over 10,000 square feet – Major Land Development

Any change of use, addition to or structural enlargement of a nonresidential structure which results in either an increase in the gross floor area of the principal building or an increase in the gross floor area of the principal building and the paved area of the lot which, in combination:

  • Less than 1,500 square feet – Minor Land Development
  • Over 1500 square feet – Major Land Development
